* My return deposit upon move out was accurate and a list of charges was included. I communicated my concerns about any charges I felt I wasn't responsible for during my move out process and had no issues regarding those concerns. The issues included water damage around the sink, broken fence, and materials dumped in our yard by the contractors cleaning the neighboring property.
SINCE DAY 1 OF ME MOVING IN, I'VE HAD PROBLEMS. THE AC, THE FRIDGE ALL IN THE 1ST 2 DAYS. I SPENT 150 IN GROCERIES JUST FOR IT TO GO BAD. OUR PIPE (THE SAME ONE) WAS BUSTED, RESULTING IN A 400 WATER BILL. OUR WATER HEATER CAUGHT ON FIRE WHILE WE WERE GONE. OUR FRONT YARD WAS FLOODED W SREAGE WATER AND TOILET PAPER. THEN OUR SHOWERS, AND TOILETS OVERFLOWED IN BOTH BATHROOMS W SEWAGE. OUR GARAGE DOOR GETS STUCK, OUR AC HAS A LEAK WHICH REQUIRES COOLANT EVERY 6 MONTHS OR SO, WHICH THEY HAVE MENTIONED THEYRE AWARE OF THEVKEAK BUT DONT CARE TO FIX OR REPLACE. I CAN GO ON AND ON. THEY DON'T CARE. THEY'RE RUDE AND LITERALLY TOLD US THAT SEWAGE ON OUR FLOOR WE WALK ON ISNT AN EMERGENCY AND THAT THEY PAID OUT OF POCKET WHEN THEY SHOULDN'T HAVE TO HAVE A PLUMBER COME TO OUR HOUSE AT 11PM. THEY DIDN'T CARE OUR WATER HEATER CAUGHT FIRE AND WE HAD NO HOT WATER AFTER WORKING 12 HOURS IN THE SUN. THEY DON'T CARE. PAYING ALMOST 1800 A MONTH FOR A HOUSE THAT REQUIRES US TO TALK TO THEM EVERY MONTH SUCKS.
-Security deposit was returned in a very timely manner.
* Some voice messages I left were never returned. I learned what extension to call to speak to someone almost every time.
-The move out process and paperwork was easy, and our rent was pro-rated fairly.
-The money taken out of the security deposit was fair and receipts were provided for the cleaning services.
I am very satisfied with our rental experience with Pacesetter Steel Property Management during my estimated 1.5 year stay. I recomend using this company and would use them again in the future.
Pros:
* The repair man replaced the kitchen faucet with the cheapest faucet and we no longer had a sprayer and had less room to wash. He said he is given a specific amount to spend on the job. I didn't think much of it until I moved into my new rental house and was in the same situation and was give an equally nice faucet to the one being replaced. I was paying $1300 for rent and should have been given a comparable faucet to the one being replaced. I only pay $930 at my new place and the new faucet was $175. I wish I would have said something because I'm sure I would have been accommodated.
* The house was in great condition when we moved in.
-Our A/C went out one Saturday, and I was able to reach someone very quickly. Even though it was not considered an emergency, they sent someone out to have it fixed within just a few hours.
I'm sure the ones saying they're great are fakes. NEVER RENT FROM PACESTEER STEEL PROPERTY MANAGEMENT. OUR WATER PIPE BUSTED (AGAIN) AND HAD A PLUMBER COME OUT JUST TO SAY THAT HE CAN'T WORK ON IT BECAUSE PACESTEER DON'T WANT TO PAY OVERTIME. ON TOP OF EVERYTHING ELSE THIS HOUSE HAS BROKEN AND MESSED UP.
Overall 4/5, and I would recommend the company to a friend for sure.
CONS
We received a notice from Pacesetter that the homeowners' association was upset for tree branches being on the gutters and roof. Nowhere in our lease did it say we were responsible for that type of landscaping. We spent a whole weekend trimming palm trees and bushes. When we asked our property manager about the notice, it was a surprise to them and we were told it was not a big deal. This lack of communication within the management company is responsible for how terrible the house's bushes and palm trees now look thanks to our amateur landscaping attempts.
* All of my service calls were handled quickly and professionally. I had to call them on a Saturday because my garage door came off track and was stuck open. Even though a garage door repair man couldn't be reached until the weekdays, the on call staff member came to my property with assistance to ensure the door was closed until it could be fixed.
* The office staff is friendly and professional.
PROS
We had a great relationship with Pacesetter Steel Property Management during our time in Corpus Christi. I have rented 3 different properties in the past two years, and this was a stress-free experience. We are military, and they worked with us and were very flexible.
Cons:
Move in was pretty straight forward. House in good condition. One issuie is they don't answer the phone and almost never call back. Maintenance is responsive, the front desk not so much.
Not a bad company if you don't mind terrible customer service, and you're fine with them keeping the majority of your deposit with little to no explanation of why. At least they're consistent, wont answer, wont call back, and wont care. So if you're looking for consistency this is the place to go. Please save yourself the time and effort, as well as your money and go somewhere else. Pacesetter Steel Property Management- Definition- "Incompetent thieves."
